2 night minimum stay at all times except for peak season as follows:
Long weekends 3 nights
Easter* 4 nights
Christmas* 5 nights
* Easter: Check-in Thursday immediately prior to Good Friday (or before) through to Easter Monday (or later).
* Christmas: Check-in 22nd December (or before) through to 27th December (or later).

Note: Variances can be agreed on but only by arrangement with the owner in writing.
Balance of the rental amount must be received in full one month prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
One night's deposit is required to reserve the property, the remaining balance to be paid 30 days prior to arrival (see cancellation policy).
There will be a 1.5% service charge on Visa & Mastercard.
• IF THE CANCELLATION OCCURS 30 DAYS OR MORE FROM THE SCHEDULED ARRIVAL DATE A FULL REFUND OF THE AMOUNT PAID LESS A $50.00 ADMINISTRATIVE CHARGE WILL APPLY.
• IF THE CANCELLATION OCCURS 30 DAYS OR LESS FROM THE SCHEDULED ARRIVAL DATE THE AMOUNT PAID IS NON- REFUNDABLE AND WILL BE FORFEITED UNLESS THE PROPERTY IS RELET FOR THE ENTIRE PERIOD IN WHICH CASE A CANCELLATION FEE OF $50 WILL APPLY.
The owners will make every effort to ensure the property is available as booked. However, the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most guests will respect our property but the occasional abuse requires that we state the following conditions:-
The property is strictly non-smoking – an excess cleaning fee will be levied if this condition is not adhered to.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and Loss are the tenants' responsibility during their stay.
The guest will be liable to pay any charges incurred by any Guest including replacements and costs for damage or loss to the property or common property and its contents. The property is to be left clean and tidy with dishes washed and put away and all rubbish bagged and put into bins. To avoid an excessive cleaning charge of $50, please leave the property well presented.
Departure - the property should be left in a similar state to its condition on arrival. Check-in time is 2:00pm Check-out time is 10:00 am by the latest, to allow time to prepare property for next guests
Furniture should not be moved as this results in scratching the floors a fee will be levied if furniture is moved resulting in scratching and/or not put back in the original position.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
The applicable bond amount ($150 Cottage, $250 chalet) will be pre-authorised against your nominated credit card on the day of your arrival.
The bond amount is held in trust and automatically released by the bank 7 days from your date of arrival (for longer stays the release date will vary) - providing there are no damages or extra cleaning costs as a result of your stay. Linen is supplied (bed linen, 2 towels per person, tea towels).
Pets are not allowed.
Pelicans at Denmark is not recommended for small children or infants due to the steepness of the block and height of the balcony.
Loss - the owners take no responsibility for the tenant's personal property.
A $15 admin fee plus postage & packing is payable for the return of any items left behind by guests.
Right to Refuse or Revoke Bookings
The Booking Agent and the Owner reserve the right to revoke or refuse to honour any property accommodation booking which may in the opinion of either party (and at their sole discretion) be unsuitable for the Property concerned.
